Proposed HST Rebate Program
Starting April 1, 2026, Ontario is removing the full 13% Harmonized Sales Tax (HST) on new homes valued up to $1 million for one year, offering up to $130,000 in rebates. This initiative, requiring both provincial and federal legislation, aims to lower housing costs, with maximum rebates applying to homes up to $1.5 million, declining to $24,000 for homes over $1.85 million

Important Legislative Context It is important to understand that both the federal and Ontario "temporary expanded" rebate measures are currently proposals and are not yet law. Their implementation depends entirely on the government passing the necessary legislation and receiving Royal Assent. Because these are government-led changes, Fandor Homes has no control over if, when, or in what form they will take effect.
Pricing & Eligibility Any pricing or incentives that reflect a "net of rebate" amount are conditional. They assume that the legislation will be passed as expected and that you, as the purchaser, will qualify. If the laws are not enacted or if you are found ineligible, the rebate will not apply, and the purchaser will be responsible for the full purchase price.
Disclaimer This information is for general reference only. It does not constitute as legal or tax advice. Because everyone’s financial situation is unique, it is strongly recommend that purchasers consult with their own tax and legal advisors to understand the HST rebate as it applies to them. References to the Ontario rebate apply only to the provincial portion of the HST for homes located in Ontario.
